What moving a hot tub to a new house involves
A hot tub move is three jobs in a row. At this end the tub is drained and blown out, tipped onto its side on a spa dolly and taken to the street. The carry is the part people ask about, and it is usually the most predictable. At the other end the tub needs a level base that carries it full, and a hard-wired spa needs its circuit connected, which in Colorado is work for a registered electrical contractor rather than the mover. What decides the date, the crew and the route
The carry is rarely what decides a hot tub move. These are the things at both ends that set the date, the crew and what the mover has to price.
Whether the new spot has its circuit yet
A hard-wired spa needs GFCI protection and a disconnect within sight of the tub and at least 5 feet from it. Until an electrician has done that work, the tub waits drained, so the circuit sets the move date more than the mover's calendar does.
The time of year
Denver averages 156 nights a year at or below freezing, with a median first freeze on October 9 and a last on May 5. In that window a drained tub needs its lines blown out properly and its refill booked for moving day or the day after.
The narrowest point on the way out
A tub travels on its side, so gate width, steps and slope between the tub and the driveway decide whether it is a dolly job, a bigger crew, or a crane over the house.
What the new base can carry once the tub is full
Hot Spring's published filled weight for one seven-seat tub works out to about 92 pounds per square foot. The standard prescriptive deck guide is sized for a 40 pound live load and treats hot tubs as beyond its scope, so a deck needs checking first.
Tub size, and whether it is a swim spa
Arctic Spas lists one swim spa at 1,910 pounds dry and 172 inches long, against 935 pounds and 93 inches for a large hot tub. Length and weight change the equipment, the crew and sometimes the route.
The HOA at the new house
In Highlands Ranch the community association caps hot tubs at 8 feet by 8 feet, keeps them 5 feet off any property line and wants them screened, and its committee may need to approve the spot. Check before the tub is booked to arrive.
The warranty on the tub
Some manufacturers end cover when a tub is relocated. Viking Spas' limited warranty is void once a spa leaves its original point of delivery, and freeze damage is a common exclusion. Read yours before you plan the move.

Get the new spot ready first
Pad, circuit and any HOA approval come before moving day. The electrical work runs under that town's permit: Lakewood, for one, requires a building permit for any hot tub installed on a residential property.
Power off, drain and blow out
The tub is switched off at its disconnect and drained, and the pumps, heater, jets and lines are cleared of water. Catalina Spas' manual warns that draining as for normal maintenance does not protect a spa from freezing.
Carry, load and set
The mover tips the tub onto a spa dolly, takes it to the trailer, and sets it level on the prepared base at the other end, with room left around it for service.
Reconnect, refill and heat
A registered electrical contractor connects the tub to its circuit and the inspection follows. Then it is filled and heated. In the freezing months, book this for moving day or the day after.

What the mover does not do, and when you need no move at all
When you may not need this at all
- If the tub is staying with the house as part of the sale, nothing needs moving. Check the purchase contract before booking anything.
- If the new house has no pad and no circuit yet and the move falls in the freezing months, it can make more sense to leave the tub running where it is until the other end is ready than to store it drained.
- If the tub is near the end of its life and its warranty ends on relocation, compare the move against removal at this end and a new tub at the other. Viking Spas, for one, voids its limited warranty when a spa is relocated.
What is out of scope
- Wiring at either house. In Colorado that is work for a registered electrical contractor, and the homeowner exemption does not apply to a property that is for sale or rent.
- Pouring or building the pad, or reinforcing a deck to carry a filled tub.
- Applying for permits or booking inspections. Those belong to whoever does the electrical and building work.
- Repairs to pumps, heaters, jets or the shell, whether found before or after the move.
- Taking down or rebuilding a gazebo, pergola or enclosure built around the tub.
- Deciding what a manufacturer's warranty covers after a move.

Can a hot tub be moved in winter in Denver?
Yes, with a condition. NOAA's normals put Denver's median first freeze on October 9 and its last on May 5, so for much of the year a drained tub is at risk. Winter moves work when the lines are blown out properly and the refill is booked for moving day or the day after, which means the circuit at the new house has to be ready first.
Is a hot tub mover different from a regular moving company?
A hot tub is not moved like furniture. Even a large seven-seat model weighs about 790 pounds dry by Hot Spring's figures, travels on its side on a spa dolly, and has to be drained and blown out first. Ask a general mover directly whether they take hot tubs before you assume it is on the truck.
Who hooks the tub back up at the new house?
A registered electrical contractor, unless you are the homeowner doing the work yourself on a property that is not for sale or rent. Colorado's Division of Professions and Occupations says it is a violation of state law for anyone else to install an electrical project on your property. The mover sets the tub; the electrician connects it.
Does moving a hot tub affect its warranty?
It can. Viking Spas' limited warranty is void once a spa is relocated from its original point of delivery, and Arctic Spas' warranties end when ownership transfers from the original customer. Others exclude freeze damage. Read the terms for your model before you book.
What does it cost to move a hot tub?
The mover prices it, not us, and the route sets most of it. Hot Spring notes that stairs, a move upstairs, or equipment such as a crane or forklift raise the price. Tell us the route and the quote you get will be for the job as it really is.
